Sunshine Group Properties FAQ

    1. Fill out our basic online application for free. We do not charge an application fee at this step!
      We want you to see if you like the property before moving forward. (This seems to be a unique concept around here…)
    2. We will reach out to schedule a tour of the property.
    3. If you like the home and want to proceed we will let you know where you are in line.

      We believe in first come, first served. Meaning, once someone has submitted an application and toured the property the line forms from when they submitted the application. They have first option to move forward.
    4. Next comes the background check. This is when the background check company charges each tenant age 18 and over for a background & credit check. If you are worried about something we will find please let us know. We understand life happens and an explanation will be considered as well as how much time has passed.
    5. Once approved, the Security Deposit is due immediately to hold the property for up to 30 days. If this is not paid we will offer the property the next person in line. The 1st months rent is due upon move-in or in 30 days whichever comes first. Failure to meet this deadline will result in loss of Security Deposit and we will offer the property to the next person in line.
    6. Almost Home! We make sure all paperwork has been signed, utilities transferred to your name (where applicable) and deposits/fees/rents paid. After approval and lease execution, move-in can typically happen in 1-2 weeks.
    7. Keys are handed over and you can now move in to your new home!

  • Yes, with restrictions.

    • Max 2 pets per unit.
    • Breed restrictions apply: Pit Bulls, Mastiffs, Wolfdogs, etc., are not permitted.
    • Each pet requires a $250 non-refundable deposit and a $25 monthly pet fee.
    • Pets must be vaccinated, registered annually, and not left outside unattended

    Please contact us to ensure the breed and size of your fur baby is allowed at that property.

  • Rent is due on the 1st of each month via the online portal.

    • A $50 late fee applies after the 4th day.
    • After the 20th day, an additional $6/day late fee applies.
    • Returned payments incur a $35 fee, and repeated late or bounced payments may result in lease termination
  • The standard security deposit is due upon lease signing and cannot be used for last month’s rent. A $250 non-refundable pet security deposit is also required for each approved pet. The security deposit may be partially withheld for cleaning, unpaid utilities, or damages after move-out

  • Yes. You must provide proof of active renter’s insurance at lease signing. Failure to maintain coverage will result in a $50 fine, and renters remain liable for property loss or damage regardless

  • While specific thresholds are not publicly listed, all applicants undergo a credit and consumer report check. Co-signers may be accepted. A history of nonpayment, evictions, or false application details may disqualify you.

  • Early termination requires 30 days’ written notice and is subject to:

    • 3 months’ rent termination fee,
    • Repayment of any move-in concessions,
    • Forfeiture of the security deposit.
      Delayed move-outs are also penalized
  • The standard lease term is 24 months with 12 month renewals available after the first lease term. Sunshine Group does not guarantee short-term or month-to-month options. However, if tenants remain after the lease expires without renewal, a month-to-month rate with increased rent may apply.


    Tenants with assistance such as Sec.8 can be adjusted to match the program requirements when necessary.

  • Non-emergency maintenance should be submitted via the online Tenant Portal. For emergencies (e.g., gas leak, no heat in winter, major plumbing leaks), call 765-450-6503. Tenants are responsible for the first $100 of each repair unless caused by landlord negligence

  • This can vary by property but for most units the Tenant will pay all utilities except Sewage.

    Utilities must be transferred to the tenant’s name before move-in.
